- Another 11 quick move-ins are available from Shea

This week, the median list price in Wickenburg stands at $599,000, with inventory decreasing to 159 active homes. In June, 32 homes closed ranging from $25,000 to $1.45 million, and another 15 homes are currently under contract.

In Wickenburg Ranch, 9 homes sold in June (including 3 Shea quick-move-in homes), with prices ranging from $415,000 to $1.45 million. Six additional homes are under contract. As of July 6, there are 65 resale homes available:

• 7 homes under $400K

• 17 homes between $400K–$500K

• 12 homes between $500K–$600K

• 7 homes between $600K–$700K

• 8 homes between $700K–$800K

Yarnell & Peeples Valley: The median list price in Yarnell is currently $299,000, with inventory increasing to 17 homes. This cooling trend suggests we may see some downward pressure on pricing in the near term.

Congress: The median list price in Congress is $379,250, with inventory increasing to 12 homes. The market has remained consistently cool for several weeks.

Prescott: The median list price this week is $799,900, with inventory rising to 635 homes.

It's been a busy few weeks as the summer heat settles in.

In Wickenburg, median home prices range between $545K–$546K, up 9% from this time last year. Homes are sitting on the market an average of 85–150 days depending on the price point.

In Prescott, the story is similar but a bit stronger on sales volume. Median prices continue in the $613K–$675K range with more homes closing month-over-month. Mountain views and cooler temps are still pulling buyers in, though we're seeing more realistic pricing from sellers who want or need to move.

Yarnell, Congress, Aguila, and Peeples Valley, it's a great mix of ranches, fixer-uppers, and those peaceful off-grid spots with cooler temps. Small communities mean fewer transactions, but the ones that close often reward patience.

Tip of the week: With current interest rates, consider talking to a lender about assumable mortgages or creative financing. We can recommend some very talented mortgage people who are local and know the market well.
